First Responder - Active duty employees of:
- Police departments
- Sheriff departments
- Correctional facilities
- Fire departments
- US Military
Educators - Active employees of:
- Local schools
- State schools
- County schools accredited by
- the native state
Medical/Health Care Workers - Active employees of:
- Hospitals
- Pharmacies
- Medical offices
- Dental offices
First Horizon wants to help with your down payment and closing cost assistance by providing a grant up to $9,000.
Key Features:
- Provide down payment and closing cost assistance for borrowers defined as a “First Responder.”
- Borrowers income cannot exceed 80% of the area median income (AMI), OR borrowers must be purchasing a primary residence in a low-to-moderate income (LMI) census tract.
- Recipients of the First Responder Program must qualify for and obtain an eligible mortgage loan with First Horizon Mortgage
- No grant repayment required
Home Buyer Grant
Achieve the dream of homeownership sooner than you thought possible.
Program features:
- Up to $8,000 in grant funds to use for down payment or closing costs for purchase of a primary home in
- select markets.
- Max loan amount of $766,500.
- Eligible homebuyers must be purchasing a primary home in a low-to-moderate income (LMI) census tract and/or their annual income must be 80% or less than the Area Median Income (AMI)
- No grant repayment requirement
- Recipient of the grant funds must qualify for and obtain an eligible mortgage loan with First Horizon Mortgage

Diversity Grant
First Horizon Diversity Grants can help you build your future - and your community’s.
Eligible First Horizon applicants may receive up to $8,000 in a Major Focus Market ares.
- Diversity Grants may be applied to your down payment and closing costs.
- Diversity Grants are not a loan. There is no repayment required.
- Race and ethnicity are not considered when determining your grant eligibility.
- They may be combined with certain other HUD-approved gap funding programs

Qualification include:
- Your income must be greater than 80% of the median family income, but not greater than 140%.
- You cannot have more than $50,000 max verifiable post-closing liquid reserves (excluding retirement accounts).
