High Street Real Estate & Development has broken ground on its latest project, Ritter and Spool Apartments, an exciting new addition to Downtown Rogers. Located at two corners of North 1st Street and West Chestnut Street, the development will feature two three-story buildings with a total of 45 modern apartment units. While designed with contemporary amenities, the project blends seamlessly with the historic character of the area, reflecting a prime destination for living, working, and recreation.

High Street Real Estate & Development co-founder and principal, Ward Davis, shared his enthusiasm for Downtown Rogers during the ground breaking celebration. “We love being a part of the most exciting and beautiful downtown in all of Arkansas,” he commented. Davis is an advocate purposeful urban planning and the new City of Rogers Unified Development Code (UDC). He is a supporter of policies and design practices to conserve and sustain both natural and human built environments.
The construction is being handled by Buffalo Builders LLC, a Little Rock-based company specializing in multi-family and residential developments. The architectural design comes from Robert Sharp Architect, a Fayetteville firm led by Robert Sharp, whose expertise in New Urbanism, energy-efficient housing, and walkable neighborhoods aligns with the community-focused goals of this project.

This development supports the Downtown Rogers Master Plan and goals for the Rogers Lowell Chamber's Downtown Development initiative by achieving several key objectives:

Their purchase and adaptive reuse of the 1907 Building for 11 loft apartments and commercial businesses including Onyx Coffee Lab, Yeyo's Mezcaleria y Taqueria, Heirloom at The 1907 and Pinky Swear, elevated expectations of restaurants and bars in Downtown Rogers.
- Encouraging Further Investment: The successful revitalization of properties like the 1907 Building, The Lane Hotel, and Ozark Beer Company sparked interest and investment in Downtown Rogers. The Ritter and Spool Apartments are expected to continue this momentum, drawing attention through social media and encouraging additional development.
